Urban convenience or coastal holiday setting

Pula provides year-round services, employment, healthcare, shopping and transport links that smaller Istrian towns cannot match at the same scale. Medulin and surrounding coastal settlements feel more leisure-oriented, with stronger summer seasonality. A buyer planning long stays should decide how much year-round urban convenience matters before narrowing the search.

The wider southern area also includes villages around Vodnjan, Galižana, Marčana and Ližnjan. These can provide larger plots and quieter surroundings while keeping Pula and the airport within practical reach.

New-build villas and technical specification

South Istria has a visible supply of newer pool villas. When comparing projects, look beyond rendered images. Ask for the main project documentation, building permit status, detailed specification, heating and cooling system, window and façade specification, pool equipment, landscaping scope and the expected documentation at handover. Clarify whether the advertised price includes VAT where applicable and exactly which items are included.
