Why buyers move inland
The interior offers a different version of Istria. Distances to the coast remain manageable, but the property itself often becomes the destination: a larger garden, open views, outdoor kitchen, pool, guest accommodation or restored stone architecture. For buyers who do not need to walk to the beach, that trade-off can be compelling.
Central Istria is not one uniform market. A hill town, a village near the motorway and an isolated rural plot can have very different access, sun exposure, views and year-round atmosphere. Visit at different times of day and, where possible, outside peak summer.
Stone houses versus contemporary villas
Traditional stone houses offer character that new construction cannot reproduce, but the quality of renovation varies. Review structure, damp protection, insulation, roof, drainage and services. Contemporary villas can offer better energy performance and easier maintenance, but the quality of detailing, waterproofing and external works still deserves close inspection.
For either type, the relationship between the house and plot is critical. Orientation, neighbouring buildings, road noise, privacy around the pool and future development potential on adjacent land can matter more than an extra bedroom.
